EVENT DESCRIPTION:

Step inside historic homes and see and learn about many more as we tour one of Westchester’s “hidden” midcentury modern neighborhoods in New Rochelle!

The belief that aesthetics, practicality, and affordability could be simultaneously achieved was a major driving force behind the construction of many midcentury modern houses. Entire neighborhoods like Bayberry in New Rochelle were developed with these principles in mind.

When Bayberry began in the 1950s it was an instant hit. Thirty minutes from Manhattan, thoughtfully designed and fashionable homes with all the modern conveniences, broad streets, wooded lots, and a private pool - who could want more? Around 200 homes went up in the four Bayberry models offered, while some residents chose to build their home using an outside designer.

Join us for the unique experience to tour this charming 1950s neighborhood and step inside three of its most exciting homes. Interior stops include two Bayberry model homes—one was expanded and renovated in 1983 by Suffern contemporary architect James Tanner and the other was sensitively expanded in 2025 by its owner, architect Alex Kovenant.

The third interior tour will be at the award-winning 1955 Berman-Prisant Model House designed by leading midcentury modern architect George Nemeny.

The tour will be led by Alexandra Kovenat, AIA a Bayberry resident and 2025 Chapter President of AIA Westchester + Hudson Valley. She leads Chroma Architecture, a boutique architecture and design firm that specializes in adaptive reuse, thoughtful renovations and energy positive construction.

Building Description:  House was originally constructed in 1965 – 5,100 s.f., 5 bedrooms, 4.5 baths, in Mid-century Modern style with Frank Lloyd Wright influences.  Originally designed by Matthew Warshauer, Past President of the Mid-Hudson AIA, Director of the State Association of Architects, and recipient of AIA Lifetime Achievement Award.  House was purchased by Coco Kanakis & Eric Wittenberg in 2010.  In 2015, they undertook a complete interior alteration, addition, exterior refurbishing and initial surrounding land sculpting, with the theme of creating a “Glowing Lantern in the Forest”.

Presentation & tour conducted by Coco Kanakis of Coco Kanakis Interior Design & William Spade, AIA of Sasaki+Spade Architects.  Will highlight the following:

-        adaptive reuse of the home done in a Wright-influenced style - materials, spatial organization, retained original stonework

-        enhancing access path from street - experiencing the house from different views upon approach; corrected the access level on the back, and removed courtyard to replace with Mud Room and new Deck courtyard

-        reconfigured the living spaces to take advantage of solar path, views & creation of privacy in family room area: relocated Primary Bedroom to east end to take advantage of sunrise, and new Family Room & Kitchen to west end of building for sunsets and connection with new pool area patios

-        enhancing the axial organization of the living spaces & changes in volumes & views

-        alteration of exterior landscaping to tie in with the mid-century modern architecture style

-        addition of glass areas & exterior doors to enhance the views and indoor/ outdoor connection throughout

-        incorporation of energy efficient construction, including thicker framed walls & roof with mineral wool insulation, and air barriers.

EVENT DESCRIPTION:

Join Teo Quintana, Senior Project Leader at Studio Gang, and Kendra Ekelund, Managing Director of Hudson Valley Shakespeare and Caren Amicone and Chuck Hunter from Consigli Construction, for a hard hat tour of the Samuel H. Scripps Theater Center, which is currently under construction in Garrison, NY. Overlooking the Hudson Highlands, the new theater is designed to enhance functionality and elevate the theatrical experience by bringing architecture and nature together. A curved, timber-framed roof structure extends the performance season and creates a visual dialogue with the surrounding ridgelines, while the stage’s proscenium arch is oriented to frame picturesque views that become a natural backdrop for performances. The design also provides greater versatility for actors, audiences, and back-of-house operations through improved rehearsal, performance, and amenity spaces; expanded accessibility; and technical additions that offer new opportunities for HVS productions. The theater’s mass timber structure and cladding, as well as the revitalization of the surrounding landscape, are among several sustainability features that will help it become the first purpose-built open-air theater to achieve LEED Platinum certification in the United States.  

The tour will be followed by the matinee performance of Hudson Valley Shakespeare’s Octet, a hauntingly original new musical by Dave Malloy about members of an addiction support group searching for human connection in the digital age. Featuring rich harmonies and intricate vocal arrangements, Octet finds compelling human drama in our middle-of-the-night anxieties about the impact of technology on the nature of our relationships.

Description: 

Join Marica McKeel, AIA, principal of Studio MM for a tour of the firm’s IRIE House project in Ulster County.  Organized along a singular axis that extends from interior to exterior, the house is composed of three distinct volumes. The main house includes an expansive main suite, a sunken living room and a screen porch for summer evenings. A covered walkway stretching along the main axis leads to the art studio, gym and guest suite, and then continues to the carport and garage. Created for a couple that works from home, but who enjoy spending time together, the house is designed with multiple outdoor spaces in which they can come together for morning coffee or an evening cocktail. This session explores how a clear client vision, strong site orientation and thoughtful architectural design can result in a unique and lasting home.

Learning Objectives:
1. Analyze how a linear floor plan with a strong central axis can encourage movement, promote connection and create privacy.
2. Evaluate strategies for maximizing indoor-outdoor relationships through the use of site orientation, glazing, courtyards, and multiple outdoor spaces that have distinct relationships with the site.
3. Understand the importance of designing to client lifestyle and identity—such as incorporating specialized spaces like art studios, home gyms, and functional laundry rooms—in creating personalized and enduring homes.
4. Examine how the use of millwork and other built-in elements can create functionality, privacy, and spatial division and hierarchy, while retaining the spirit of an open plan home.

NCARB Live: ARE Updates

NCARB works regularly with our psychometricians and hundreds of volunteer architects to ensure the Architect Registration Examination® (ARE®) aligns with exam best practices and current architectural practice. As part of our ongoing efforts to improve the ARE, we are implementing two updates that will go into effect on February 27, 2024:

All code-related items on the ARE will reference the 2021 International Code Council (ICC) family of codes and related standards, rather than the 2018 family. When necessary, NCARB will provide excerpts from the 2021 ICC family of codes as references on case studies. You can view a summary of significant code changes from IBC 2018 to IBC 2021 in the ICC I-Codes. If you are interested in a deeper explanation of the changes, watch the American Wood Council’s two-part video series: Part 1 | Part 2.

NCARB is retiring quantitative-fill-in-the-blank (QFIB) item types from the exam. NCARB strives to align with evolving testing best practices, which indicate that other item types used on the ARE assess candidates’ qualifications more effectively. Going forward, the exam will continue to include questions that require numerical responses—however, they will now be formatted as one of the exam’s other four item types rather than as quantitative-fill-in-the-blank questions. The format and scoring of the remaining item types will not change.

The exam objectives covered by each division, as well as the tools and resources available to you during the exam, will otherwise remain the same. These changes will go into effect on February 27, 2024. NCARB will release an updated version of the ARE Guidelines and updated practice exams in February to reflect both the code reference and QFIB changes.

How This Impacts You

If you are testing between now and February 26, 2024, you should continue preparing for your ARE division as planned. If you are testing on or after February 27, be sure to prepare using the 2021 family of ICC codes and standards, rather than the 2018 version.

Update on Score Validity Policy Implementation

In April, NCARB’s Board of Directors retired the rolling clock policy. At the time, 14 jurisdictions had a rolling clock-type requirement incorporated into their jurisdictional requirements. Since then, several jurisdictions have successfully removed their rolling clock requirement. NCARB is supporting the remaining six jurisdictions as they work to remove their rolling clock requirement. Most jurisdictions anticipate aligning with NCARB’s new score validity policy in early 2024. We will continue to notify impacted candidates as their jurisdictions make updates.

Archtober in Newburgh is a mini city festival featuring architectural walking tours, kids scavenger hunts, preservation workshops, short film series, and more to reveal the unique features of our city and to explore topics of neighborhood preservation. This festival is presented as part of Archtober, NYC's annual architecture and design festival.

The program offered on Sunday afternoon will include:

• Building Shells: Building Community project

• Look! Mira! Scavenger Hunt

• Look! Mira! Walking Tour- Dubois St

• Describe the building shells typology (NYS Property codes 351 & 352)

• Learn how to identify the tell-tale signs that a building in Newburgh is on its way to becoming a shell.

• Discuss ways in which the community and municipality can work together to prevent buildings from becoming shells (describing both small scale actions and larger interventions)

• Describe the benefits of preserving and rehabilitating Newburgh’s building shells

• Understand the role of the neighborhood stabilization coordinator in working with preservationists to stabilize buildings and communities.

• Learn architectural vocabulary and identify building styles and decorative elements found in Newburgh

• Discuss Newburgh’s architectural history and development

• Develop building design literacy skills

• Discuss past and current historic preservation efforts in Newburgh, using Dubois Street as a case study

• Discuss the federal urban renewal efforts between 1962 and 1974 that cleared roughly 120 acres of Newburgh’s waterfront

• Describe the lasting impacts of urban renewal on Newburgh.

• Identify buildings and streets that were lost to urban renewal and learn how to recreate these lost assets in virtually in Minecraft

• Explain how to safely abate lead paint on windows, and know what resources exist to help with abatement efforts.

• Understand the basics of lime mortar repointing –including what to do, and what not to do.

• Discuss the character defining features of Newburgh’s historic buildings, including windows and masonry.

• Learn the origins of the East End Historic District and what the boundaries entail and implicate

• Understand the shortcomings of traditional historic district designation and how new cultural resource surveys account for a broader breadth of history and people

• Explain the Newburgh Architectural Review Commission application process, including how to prepare the application and present at the ARC meeting
